Productive Farmland I
1,236 acres in Colonia, Uruguay. Acquisition target: $5 million. Target hold: five years. The model includes 10 harvest payments and one exit payment, not an 11x return.
Property & Funding
CONEAT index: 218. Last harvest stated: 2026. Funding target: $5 million. Investment range: $250,000 to $2 million. Property details and terms are subject to diligence and final agreements.
Return Targets
Base to upside investor IRR: 7.9% to 10.2%. Annual distribution pool: $190,000 to $350,000. Base land appreciation assumption: 5% annually.
Planned Improvements
A water well, overflow trench, power connection, and additional road access are planned alongside existing access. Costs, permits, feasibility, and timing require review. Targeted value uplift: 5% to 10%, not guaranteed.
Return Scenarios
All scenarios are illustrative and depend on crop income, land values, fees, taxes, and payment timing. Conservative: 4.1% IRR and 1.20x MoM, assuming lower crop income and 3% annual land appreciation. Base: 7.9% IRR and 1.42x MoM, assuming base crop income and 5% annual land appreciation. Upside: 10.2% IRR and 1.56x MoM, assuming higher crop income and 7% annual land appreciation.
Crop Plan
Planned crops include: • Wheat • Soybeans • Canola and cover crops • Corn • Barley
Farm Income
A vetted local operator would manage the farm. The model allocates 20% of gross farming revenue to the owners’ distribution pool, subject to final agreements. It targets two harvest payments a year, shared in proportion to ownership. Crop sales, expenses, and operating results determine available income. Payments are not guaranteed.
Exit Plan
At the planned review in year five, serious offers go to an investor vote supported by updated appraisal and diligence. Net sale proceeds are distributed according to ownership and final agreements, after costs and obligations. Neither a sale nor its timing is guaranteed.
Investment Rationale
The strategy combines infrastructure improvements, farm income, and potential land appreciation. Global food demand and pressure on productive land inform the thesis, but local land supply and commodity prices vary. Agricultural prices can fall as well as rise.

Investment Risks

Weather, commodity prices, operating performance, expenses, currency, tax, legal, and regulatory changes affect results. Diversification does not prevent loss.
